1. Who we are

B&B Barone is run by Margherita Sileo (Italian tax code SLIMGH67E63A519Z) as a family business without a VAT number, at the following address: Via Umberto I 2B, 85028 Rionero in Vulture (PZ). Italian National Identification Code: IT076066C102423001.

2. What the contract covers

The booking covers a stay in a private, self-contained apartment, breakfast included. The option — Single room or Entire apartment — is determined automatically according to the number of guests.

Single room and Entire apartment are the same accommodation unit. If you book one, the other becomes unavailable for the same dates: we do not host two separate groups during the same period.

3. Booking confirmation

The booking becomes binding only when the deposit payment is successful and you receive the confirmation email.

Until payment is completed, the dates are not held and may be booked by someone else. Completing the form alone does not constitute a booking.

4. Prices

The price shown on the website covers the entire stay, calculated from the selected dates and number of guests, and includes breakfast. There is no minimum stay.

• Children aged 5 to 14 — 50% reduced rate (they count as paying guests).
• Children aged 0 to 4 — free of charge (they still count towards the limit of 5 guests).
• Cot — €10 one-off charge.
• Air conditioning — €6 per night.

No tourist tax applies. The amount shown in the summary before payment is the final amount.

5. Deposit and balance

At the time of booking, you pay an online deposit equal to the first night — or half that night's rate for a one-night stay. This payment also serves as a booking deposit (caparra). The balance is paid on arrival and is rounded to a multiple of five euros, so it is a round figure. Section 6 provides an exception.

6. Period-specific conditions

Payment and cancellation conditions depend on the period of the stay and are always shown in the summary before payment.

• For most periods, the deposit described in Section 5 is paid when booking; cancellation is free, with the deposit refunded up to 7 days before arrival. After this deadline, or if the guest does not arrive, the deposit is withheld.
• During certain periods, the entire stay is paid when booking; cancellation is free, with a full refund up to 30 days before arrival. If cancellation is communicated within the 30 days before arrival, the refund is 50% of the amount paid. If the guest does not arrive, or if notice is received after 16:00 on the day of arrival (check-in time, Section 9), the amount paid is withheld in full.

In both cases, any extras (cot, air conditioning) are paid on arrival and are not included in the amount paid online: if the stay is cancelled, they are not payable. Nothing further is due beyond what is stated above.

7. Cancellation by the guest

The deadlines for a cancellation to qualify for a full or partial refund are set out in Section 6 and depend on the period of the stay.

How to cancel.Cancellation must be notified in writing, by email to info@bnbbarone.it or on WhatsApp at +39 371 425 7798. The date and time the message is received are what count. A phone call is not sufficient because it does not leave a verifiable record of the cancellation date.

Refunds are credited to the same card used for payment. Processing times depend on the guest's bank and are usually a few working days.

8. Cancellation by B&B Barone

In exceptional circumstances, we may be unable to host you because of a major technical failure, force majeure or the same dates being booked through another channel at the same time. In all these cases, you receive a full refund of the amount paid, regardless of the period of the stay, and neither party owes anything further.

The refund is arranged automatically and notified to you by email. Our liability is in all cases limited to returning the amounts paid.

9. House rules

• Check-in — from 16:00.
• Check-out — by 10:00.
• Guests — maximum 5.

The property is strictly non-smoking, including electronic cigarettes: dedicated sensors detect smoke and a fee is charged to cover the cost of restoring the accommodation. Smoking is allowed outdoors. Pets are not allowed.

Please respect the neighbours' peace and quiet and take care of the property and its furnishings. You are responsible for any damage that you or anyone in your party causes to the accommodation or its furnishings.

10. Documents on arrival

Every guest, including minors, must show a valid identity document on arrival. This is a legal obligation (Article 109 of the Italian Consolidated Law on Public Security): we must report the data to the local Police Headquarters (Questura) within 24 hours. Without a document, we cannot host you, and the no-show rule applies.

11. Right of withdrawal

The 14-day right of withdrawal does not apply to accommodation bookings with specific dates provided for online purchases.

This is established by Article 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), which excludes accommodation services for purposes other than residential use when the contract provides for a specific date or period of performance — as with a stay booked for specific dates.

The cancellation conditions in Sections 6 and 7 apply in its place and still allow free cancellation within the deadlines linked to the period of the stay.

12. Complaints and applicable law

For any complaint, we ask you to contact us first at info@bnbbarone.it: most situations can be resolved through direct discussion.

This contract is governed by Italian law. If the guest lives or has elected domicile in Italy, any dispute falls under the jurisdiction of the court for that place. The guest may still refer the matter to a mediation body.

13. Changes to these conditions

We may update this page. For your booking, the conditions published when it was made apply, not later versions.

14. Photo credits

The photographs of the property belong to B&B Barone. The photographs of the attractions and surroundings published on our “The Vulture” page were found online and belong to their respective authors. The images of La Zattera dei Monaci and Il Volo della Bramea are frames taken from a video presenting the project, shared on Facebook.

Anyone who believes they hold the rights to one of the published images may request its removal by writing to info@bnbbarone.it: we will remove it without delay.
